Selling a property in Dortmund and the Ruhr area

We support you throughout the entire sale: from the price assessment and marketing to the notary appointment and handover.

For most people, selling a property is one of the biggest financial decisions they will ever make. We proceed with corresponding care. It starts with an honest assessment of the market price. We then gather the documents, prepare a complete property brochure and approach prospective buyers in a targeted way.

We hold viewings with prospective buyers who have been checked in advance. Before going to the notary, we have the financing confirmed. We coordinate the draft purchase contract with you and the notary’s office, and we can be present at the handover if you wish.

Good to know

Since December 2020, a statutory commission split has applied in Germany to the sale of flats and single-family houses to consumers (sections 656c and 656d of the German Civil Code, BGB): if both parties pay commission, they pay equal shares. If only the seller engages the agent, they may pass on at most half to the buyer. A brokerage agreement for a flat or single-family house must be concluded in text form (section 656a BGB).

Property advertisements must include information from the energy performance certificate (section 87 of the Building Energy Act, GEG). The energy performance certificate must be available at the latest at the viewing.

What the cost depends on

  • Commission is only payable if a purchase contract is concluded
  • The amount and split are set out in writing in advance in the brokerage agreement
  • For flats and single-family houses, the statutory split between buyer and seller applies
  • We discuss costs for documents such as the land register extract or energy performance certificate in advance
  • Notary and land registry costs are usually paid by the buyer

In the initial consultation we explain exactly when commission is payable, how much it is and who pays it. The initial consultation is free of charge.

Questions

FAQ: Selling a property

How long does a sale take?

That depends on location, condition, price and the market situation. We give you a realistic assessment in the initial consultation. A market-appropriate asking price is important, as it often shortens the marketing period considerably.

Do I have to be present at the viewings?

No. If you wish, we hold viewings on our own. For let properties, we arrange appointments with the tenants in good time.

Can I sell a flat that is let?

Yes. The tenancy agreement passes to the buyer (under German law, a sale does not break a tenancy). Let flats are often in demand among investors. We advise you on what matters.

Thinking of selling or letting?

In a free initial consultation we clarify your goals, the time frame and the next step. Non-binding and without pressure.
