Letting a flat or house

We find suitable tenants for your flat or house – with a market-appropriate rent, careful selection and a legally sound tenancy agreement.

Good tenants are the basis for stress-free letting. We determine a market-appropriate rent while respecting the legal limits, create a meaningful advertisement and talk to prospective tenants.

Before a decision is made, we check the tenant’s self-disclosure form, proof of income and creditworthiness. We prepare the tenancy agreement and draw up a handover report with meter readings. If you do not want to manage the flat yourself afterwards, Corpus Hausverwaltung (property management) can take this on if you wish.

Good to know

When residential property is let in Germany, the “Bestellerprinzip” (the party who orders pays) applies under section 2 (1a) of the Housing Brokerage Act (Wohnungsvermittlungsgesetz): whoever engages the agent pays the agent. If you engage us as the landlord, you pay the commission. It may not exceed two months’ rent excluding service charges, plus VAT (section 3 (2) WoVermittG).

In Dortmund and other towns in North Rhine-Westphalia, the “Mietpreisbremse” (a statutory cap on rents for new lettings) applies. Before advertising, we check what rent is permissible.

What the cost depends on

  • Commission is only payable if a tenancy agreement is concluded
  • The statutory upper limit is two months’ net rent excluding service charges, plus VAT
  • The amount and scope of services are set out in advance in the brokerage agreement
  • We discuss costs for additional services, such as professional photos, beforehand

In the initial consultation we explain exactly when commission is payable, how much it is and who pays it. The initial consultation is free of charge.

Questions

FAQ: Letting a property

Who pays the commission when a property is let?

The party who engaged the agent. If you engage us as the landlord, you pay the commission. Tenants only pay if they themselves have engaged us exclusively to search for a property.

Do I decide who moves in?

Yes. We make a pre-selection and present the prospective tenants to you with their documents. You make the decision.

What rent is permissible?

That depends on the local rent index (Mietspiegel), the fittings and whether the Mietpreisbremse applies. We check this before advertising and explain the basis to you.
